Property Preparation

We’ll ensure your property is fully compliant with current legislation. This includes; Electrical Installation Certificate, Portable Appliance Testing (PAT), Legionella Risk Assessment, Gas Safety Certificate, Energy Performance Certificate, Lead Testing
Legal and Compliance
Marketing
We’ll market your property on the right channels and in the right places to secure the correct tenant as quickly as possible.
Rental Yield
We’ll help you maximise your rental yield and give you advice on the potential rental value, helping you get the most from your property while ensuring we can get you the right tenants.
Changing Tenants
When tenants vacate your property, we’ll take care of the transfer details, even transferring all utilities and council tax accounts to the new tenant. We’ll also carry out a comprehensive photographic check out report and conduct a move-in inventory.
Tenancy Agreements
We’ll prepare a comprehensive tenancy agreement between landlord and tenant.
Tenant & Property Management
We’ll collect and lodge deposits with the Safe Deposit Scotland Scheme, will manage collection of all monthly rental payments, prepare monthly rental statements and carry out all property inspections, preparing a detailed photographic report. We’ll carry out regular rental reviews on your property too.
Repairs & Maintenance
We’ll take care of any maintenance issues or repairs for the duration of the tenancy. So you can be reassured that your Tenants are being looked after and are living in a safe, healthy and compliant property.
